An Energy Performance Certificate (EPC) provides a property with an energy rating. An EPC is carried out by a qualified Domestic Energy Assessor. If you are looking to rent or sell a property you will require a valid EPC of your property. These are valid for 10 years after the EPC is produced. An EPC allows prospective buyers and tenants to compare energy efficiency of properties, as well as identifying possible measure that could be taken to improve energy efficiency of a property.
An assessor will require access to all rooms for the survey to take place, including the loft space. The EPC is generated based on assumptions of the property and if any additional measures exist within the property, from the original build, then the assessor requires evidence of this. The survey is non-intrusive and the assessor will measure the property, whilst also taking photos as evidence.
